Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Marketing

When you list your home for sale with Todd and Eric, they will consult with you to develop a comprehensive marketing plan based on market conditions and your personal criteria for the sale. This begins with an in-depth discussion with you about your goals and your timeline, and a thorough tour of the property. They will review market trends in your local area as well as recent sales of comparable properties, other current listings in the neighborhood, and homes that have not sold and have been taken off the market.

Planning

Following the initial meeting, we will create a strategic plan for your review that will include:
 
  • Staging
  • Photography and virtual tour production
  • Brochures and direct-mail promotions
  • Open houses and private showings for the public and other brokers, with timely reporting of visitor feedback
  • Print and on-line advertising (including Realtor.com, Trulia.com, Zillow.com, Craigslist, and many other sites)
  • Advertising in the Multiple Listing Service
  • Signage

Todd and Eric are assisted by their listing coordinator to ensure each client is always informed throughout the listing process.

Offer Evaluation

Todd and Eric will review all offers received and consult with you to decide whether to accept, reject, or make a counter-offer. They will respond to all offers on your behalf in a timely and expeditious manner, with close attention to all deadlines.

If you decide to make a counter-offer, Todd and Eric will help you structure it and negotiate with the Buyer’s agent. Their role is that of a consultant and adviser, so all decisions with regard to the counter-offer will be yours and yours alone.

Ratification and Pre-Settlement

When an offer is accepted and signed by both parties, it becomes a ratified contract. From this point until Settlement, a number of tasks must be completed and deadlines met, such as home inspections, removal of any contingencies, and approval of the buyer’s financing. Todd and Eric will keep a close eye on all of these steps to ensure that Settlement occurs on time and as smoothly as possible.

Settlement

The final step of the sales process is the Settlement, also referred to as the Closing. Todd and Eric will ensure that all steps leading up to Settlement were accomplished in a timely and accurate manner, and that there are no surprises at this meeting.
